What is RoomaMD?
RoomaMD is a marketplace for clinical space, hosts list rooms, healthcare practitioners book them by the hour, day, or longer.
Who can host on RoomaMD?
Four host types: clinic owners, medical-office landlords, individual practitioners subletting their own room, and shared-office operators.

The unified onboarding wizard walks you from host type through to a published listing in about an hour, covering your host details, insurance attestation, payout setup, and the space itself.
RoomaMD vs Airbnb, what's different?
We modelled the host UX on Airbnb's, but the underlying product is different, host-reviewed credentials, insurance-backed, PHIPA-aware, with a 12% flat fee.

How practitioner verification works on RoomaMD
Practitioners attest their College + registration number, upload credentials, and hosts review per booking. The College's public register is the source of truth.

What hosts can require from practitioners (per listing)
Each listing has its own credential requirements. Hosts choose what to require, license, insurance, specialty certs, and practitioners attach them when booking.
Insurance on RoomaMD, what's required and who reviews it
Hosts must carry $2M+ commercial general liability, self-attested at publish (RoomaMD does not verify it at the platform level). Practitioners upload their own professional liability insurance to their profile; hosts review per booking.
How the credential viewer works (practitioners and hosts)
Practitioners upload credentials once. Hosts review them per booking through a watermarked, audit-logged viewer. Every view is recorded; access can be revoked.

Editing your listing
Open any listing from /host/listings to edit it section by section, 24 editable sections across Your space and Arrival guide.
Photos that get bookings
Three photos minimum, more is better, show every room, the building exterior, parking, the waiting area, and any clinical equipment.
Setting your prices
Offer any combination of hourly / half-day / daily / weekly / monthly tiers. Leave a tier blank to not offer it. RoomaMD's 12% platform fee comes off the top.
Managing your calendar
Block dates, set per-date pricing overrides, and connect external calendars so bookings don't conflict.

Accepting and declining requests
Request-to-book listings need a host response, accept or decline (with a reason) before the 24-hour deadline.
How request-to-book works
Every booking is a request you accept or decline within 24 hours, so you can screen each practitioner and review their required documents before anyone is charged.
What happens if a practitioner doesn't show up?
Nothing you need to do. The booking completes at its scheduled end time and you receive your full payout - the practitioner reserved the space whether or not they used it.

How and when do I get paid?
Each completed booking releases its payout to your Stripe Connect account on the next payout cycle, typically within 2 business days.
Setting up Stripe Connect
RoomaMD pays out through Stripe Connect. You set up your bank account and tax details once, in Stripe's flow, and RoomaMD never sees your banking info.
Understanding the 12% platform fee
A flat 12% comes off every booking's subtotal, no host service fee, no variable percentages, no tiers.
HST collection and your CRA filings
RoomaMD collects 13% Ontario HST on every booking as the marketplace supplier and passes it through in your payout. You file and remit it to CRA on your own schedule (Mode A pass-through).

How refunds work
Refunds settle automatically based on the listing's cancellation policy. RoomaMD's 12% fee only applies to the portion you actually keep.
Cancelling a booking (as a host)
Host cancellations are penalty-bearing, refund the practitioner in full and pay a graduated penalty, unless you meet one of the exceptions.

How reviews work on RoomaMD
Double-blind reviews after every completed booking, neither side sees the other's review until both have submitted or the window closes.
Writing a review
Be specific, be fair, never include patient information. The review is yours to write, RoomaMD doesn't edit it.
Responding to a review
Every review you receive can carry a one-time public response. Keep it short, factual, and never reactive, the response is permanent.
Disputing a review
Reviews that contain PHI, are off-platform solicitation, defamatory, or violate the acceptable-use policy can be flagged for removal, but disagreeable reviews can't.

RoomaMD's position on PHIPA
RoomaMD doesn't collect or process Patient Health Information. We provide space; practitioners bring their patients and remain PHIPA-responsible.
Why we don't allow patient information in messages
Every message you send is scanned for PHI patterns. The composer warns before send if it detects patient names, OHIP numbers, diagnoses, or other identifiers.
Anti-circumvention rules
Sharing personal phone numbers, emails, or trying to move a relationship off-platform breaks the Master Host Agreement and risks suspension.

Get your space verified
An optional walkthrough earns your listing the 'RoomaMD Verified' badge. A short video and photos let our team confirm, remotely, that the space matches your listing. Not required to list, but strongly encouraged: verified spaces stand out and book more.
Quality score (internal, coming soon)
RoomaMD tracks an internal 0-100 quality signal from completion rate, review scores, cancellation rate, and response time. It is not yet shown to you or used in search ranking, we'll introduce it as a public feature later.
Disputes and resolution
If something goes wrong on a booking, open a dispute from the reservation-detail page. RoomaMD admin mediates and can apply refunds or credits.
